How it works

One frame. Engineered once. Legal everywhere we ship.

Concept stage: engineering analysis and certification in progress. Everything below describes the design intent; specs are design targets until certified.

The system in three steps

1 · A rigid steel tube frame, analyzed for the worst case

Most builders engineer to the minimum their market requires — that's why a mobile home in most of the country is rated for 70 mph wind. We run the analysis once, against the toughest wind, seismic, and snow envelope in the country, and build every frame to it. Engineering for the worst case costs less than you'd think when the structure is a repeatable steel system — and it means the same home works in a Florida wind zone and a Vermont snow load.

2 · Your plans arrive stamped for your state

Because the frame is one engineered system, our plan sets can carry a professional engineer's stamp for your state's requirements — the thing stock plans from the big marketplaces make you go buy separately. The conversation with your building department starts with "yes, and here's the paperwork."

3 · Build it your way

Plans only — you or your GC build from the stamped set. Kit — the frame ships as bolted, numbered members; no field welding; the shell stands in days. Move-in package — complete and delivered, sold only with ship windows we'll put in a contract.

What's never included and we say so: land, site work, foundation, and utility connections. Anyone quoting a small home "all-in" without knowing your site is guessing. Our pricing pages show what's in the box and typical ranges for what isn't.
